Is it time to Sealcoat or Repave your Driveway?

If you are starting to see excessive wear on your driveway, you may wonder what you can do as a homeowner to take care of the asphalt and at what point you may need to repave it. Over the years, sun, extreme weather conditions and traffic can take a toll on your driveway and cause discoloration, fading, and even cracks and potholes that can make it treacherous for driving (and even walking), especially as the winter months come around. Here are some tips to help you determine if you are safe to sealcoat your driveway or if you are better off repaving.
- If you are noticing basic discoloration, fading and minor cracks in areas of the driveway and you have not seal coated the area multiple times, you likely are safe moving forward with sealcoating. A professional sealcoating team can assess your driveway to be sure and let you know the many benefits of sealcoating. Sealcoating can extend the life of your asphalt driveway and improve the look dramatically.
- It is possible that there are parts of your asphalt driveway that that are in need of patching or repair. Once this repairwork is completed, sealcoating is a great option to strengthen and improve the rest of the driveway.
- If the damage to your driveway is significant and you have obvious large rutted or broken areas of asphalt, it may be time to repave. This is called “alligatoring”. Basically, the cracks get so big and prominent that they are unable to be filled with sealcoating materials.
- If a driveway has been sealed multiple times over the years, it is also possible that the sealing agent is no longer effective. It may be time to repave your driveway.
