Your driveway is an investment. It was likely costly to have the driveway cut and poured, making it a solid financial investment, but it was also chosen amongst the vast array of material choices you could have chosen for the front of your home or business, making it a solid investment aesthetically. Because of these facts, you want to keep it looking its best for years to come. However, like anything that is exposed to the element’s day in and day out, weather takes its toll. Even the best laid asphalt driveways will get cracks in it, over time. Repairing cracks, as you encounter them, and before sealcoating is advisable to ensure the longevity of your investment.
At first glance, one needs to identify cracks, holes (if any), stains, or other surface damage. Before cracks are sealed the entire surface is seal coated, the surface can be scrubbed with hot, soapy water and a stiff-bristled brush. If necessary, a chemical degreaser can be applied.
Surface cracks must be filled before applying any surface sealer treatments. Small cracks can be filled using a liquid filler that is pre-mixed and simply hardens/cures over a few hours. Larger cracks and those that appear to be the start of a pothole should be filled with a roll filler or by using an asphalt repair caulk substance. Keep in mind that some cracks may require the application of the filler material several times to ensure the crack filler is level with the driveway’s surface.
Once surface contaminants, such as grease have been thoroughly removed, and cracks have been filled adequately, the application of a surface protectant (seal coat) can be applied. The surface seal coat will apply a nice deep-black finish to the drive and will provide a protective layer to help protect the underlying asphalt against the harsh effects of Mother Nature. Provided the driveway sees no additional damages, the seal coating should be reapplied every few years.
