Overlaying old asphalt, however, will not repair underlying issues. Cracks that remain embedded in the asphalt will eventually come through the new surface (usually within a year or two). While this process can be done and will ensure the driveway or parking lot looks good in the interim, it is recommended that underlying issues and structures be fixed to maintain asphalt integrity for much longer.

Asphalt Sealcoating

Sealcoating a parking lot or driveway is much like painting a wall. While sealcoating alone can sometimes fill shallow cracks, it is recommended that underlying cracks be filled prior to sealcoating. Sealcoating provides a surface that discourages wear, prevents water or other spills from reaching the interior, as well as protecting against damaging sunlight. Keeping asphalt’s cracks filled and reapplying sealcoating every two to four years will typically be the only maintenance required for years to come. It’s by far the most cost-effective way of maintaining asphalt over long periods of time.
