An asphalt parking lot is an investment. Even with light use, asphalt oftentimes endures extreme variations in temperatures. Seal coating remains one of the best ways of protecting that investment from damage and deterioration. It is the leading method in extending the life of the underlying asphalt.
Everyone has pulled into that newly paved parking lot, with its rich dark black topcoat. Alternatively, it is noticeable when you are on a parking lot that is deteriorating. It may be a lighter color, contain cracks or even small potholes. This can leave a positive or negative impression on your clients as not only a first impression, but a lasting impression!
Asphalt, left untreated, will naturally degrade over time. Finer surface particles begin to deteriorate first, which leaves the underlying aggregate exposed, forming cracks. As water begins to enter in through the cracks, potholes form and the underlying soil begins to deteriorate. These types of damage need to be repaired as soon as possible, and you should consider seal coating the entire surface (including the newly repaired areas) to protect the remaining asphalt. To remain proactive against further damage and deterioration, seal coating typically needs to be reapplied every two to three years.
Prior to the application of sealcoating, the entire parking lot will need to be thoroughly cleaned and manually broom swept. This ensures a clean surface so the sealcoating will properly adhere to the asphalt.
Depending on the size of your parking lot, the sealcoating will be applied via a pressurized spray or with a squeegee. Once started, the sealcoat is applied to ensure proper and consistent coverage.
Following the application, you will need to remain off the parking lot for approximately 24 hours. This will ensure that the sealcoat has time to cure and properly bond to the surface of the asphalt.
Sealcoating ensures that your investment remains functional and looking good for many years. Some of the primary benefits of sealcoating regularly include:
• Providing protection from oils and gasolines – Petroleum-based products tend to bind with the chemicals in asphalt binding agents and will lead to premature cracks.
• Reduced oxidation-related degradation by acting as a UV-blocker from the sun’s harmful rays.
• Acting as a water-proof barrier to prevent water from seeping into the asphalt and underlying soil structures.
• Improved flexibility – allowing for less rigidity when supporting heavier vehicles and trucks and slowing the drying process.
